Former Sears redevelopment — 236 N Central Ave
Developer / design: Trammell Crow Residential · AC Martin
Address: 236 N Central Ave (plus California Ave parcels; park set-aside discussed at 201 California Ave)
Units / scale: 682 rental apartments including 72 very-low-income units; ~1,515 SF ground-floor commercial; 930-car garage; eight stories (~650,000 SF mixed-use)
Status: Approved. City Council denied Stage II Design Review on Oct. 21, 2025; HCD issued a Housing Accountability Act Notice of Violation on Dec. 30, 2025; on Jan. 27, 2026 Council rescinded the denial and approved the project (News-Press reporting).
What it means for the neighborhood: Replaces a long-vacant retail anchor with high-density housing a short walk from downtown Brand / Americana. Adds parking supply on-site for residents and a potential public-park component on a former Sears parcel to the north. Neighbors should expect multi-year construction once groundbreaking starts — exact start date not verified here.

305 E Colorado St — United Community Church site
Design: Kevin Tsai Architecture (renderings reported Sept. 2026)
Address: 305 E Colorado St
Units / scale: 323 apartments (studio–3BR); 9,143 SF ground-floor commercial; parking for 474 vehicles; interconnected six-story buildings; 33 very-low-income units. Earlier filings/reports cited 314 units — use the latest 323 figure and date-stamp it.
Status: Proposed / planning review (density bonus waivers and alley vacation among needed approvals)
Neighborhood impact: Sits a short walk east of Central Park and the Armenian American Museum construction zone. Would activate Colorado Street frontage with ground-floor commercial and outdoor seating in renderings.

4728 San Fernando Rd
Address: 4728 San Fernando Rd (Pacific-Edison / western edge area)
Units / scale: Seven-story, ~247,000 SF building with 229 apartments and parking for 281 vehicles; 27 affordable units for density-bonus incentives. Ownership entity reported as 550 Riverdale, LLC (Stevenson Real Estate Services management).
Status: Revised application filed early June 2026; entitlement review
Neighborhood impact: More housing along the San Fernando Road corridor near the Los Angeles River edge of Glendale — car-oriented today; watch transit and bike access as the corridor densifies.

101 N Brand Blvd — office tower adaptive reuse
Developer: Izek Shomof
Address: 101 N Brand Blvd
Units / scale: Convert existing 19-story early-1990s office tower into 312 residential units. Filing notes administrative exception and parking-regulation exception.
Status: Proposed (filing reported Feb. 2026; acquisition mid-January per Urbanize)
Neighborhood impact: Adds housing next to the Americana / Brand core without a full tear-down. Adaptive reuse can mean less exterior construction drama than a new tower — but parking and loading during conversion still affect Brand traffic.

601 N Brand Blvd — Onni twin towers
Developer / design: Onni Group · SCB (updated design presented to Design Review Board)
Address: 601 N Brand Blvd (surface parking lot on the northern end of downtown)

Status: Design Review updates Dec. 2024. Treat as proposed / in process — we did not independently confirm a final Stage II / Council approval as of Oct. 29, 2026.
Neighborhood impact: Would be among the city’s tallest residential buildings if built, reshaping the Brand skyline north of the Americana and adding a large new renter population to downtown.

Neighborhood impact: Turns Central Park into a stronger civic and tourism anchor next to Brand shopping. Construction affects park access — check city notices before planning a picnic on closed sections.

East End Studios — 5426 San Fernando Rd
Developer / design: East End Capital · Gensler (earlier reporting)
Address: 5426 San Fernando Rd (south of SR-134)
Scale (project filings / Urbanize): ~406,000 SF including 10 soundstages, ~165,000 SF production offices / support, 533-car garage
Status: Urbanize LA project page lists the project as Approved (last updated Jan. 24, 2026). Older 2023 coverage assumed a Q4 2023 groundbreaking and Q2 2025 completion — that schedule is outdated. We are not calling this “under construction” until a current build-status source confirms it.
Note: East End also markets a separate smaller Glendale campus on Glendale Avenue — do not confuse the two addresses.

- Unit counts shift between filings (Colorado St 314 → 323 is a recent example). Always prefer the latest Urbanize / city packet date.
- City of Glendale primary pages often block automated fetches from our tools — when we cite council action, we lean on News-Press, Urbanize, and developer releases.
- Tropico / Larry Zarian station remains a “watch area” for transit-oriented growth; we did not find a confirmed 2026–27 mega-project for that node strong enough to list as a full card.
- Office note (not housing): Fremantle’s Brand Boulevard lease is a separate news story, not a residential development card.
Parking, transit & living near the pipeline
- Downtown Brand / Central: Sears, 101 N Brand, Onni, and the museum all land near Brand, Americana, and Galleria — expect more residents walking to shopping and dining. Hotel guests: best hotels.
- Construction traffic: When sites break ground, use alternate routes on California Ave, Central Ave, and Colorado St. Follow Glendale traffic alerts.
- Transit: Brand corridor is the most walkable. San Fernando Road projects are more car-dependent today — check Metro / Beeline before assuming a rail stop at your door.
- Kids & pets: Pioneer Village includes playgrounds and open space by design. High-rise proposals downtown are more condo/apt lifestyle — ask leasing about pet policies when they open.
- Accessibility: New multifamily is generally elevator-served; older Brand office conversions should publish accessibility details at leasing.
- Where to live while watching the pipeline: See our neighborhoods guide and real estate overview. Safety context: Is Glendale safe?

Is Pioneer Village open?
Yes. Completed July 2026 with a grand opening Sept. 22, 2026 — 340 affordable homes at 515 Pioneer Drive.
